Awards: Jackson wins two Grand Awards at 2021 PCBC Gold Nuggets

We are excited to announce that Jackson was awarded two Grand Awards at the virtual 2021 Pacific Coast Builders Conference Gold Nugget Awards ceremony on Wednesday, June 16, 2021! The two Grand Award categories honored the 532-unit Jackson project for:

-Best Multi-Family Housing Community – 100 units/acre or more, and
-Multi-Family Community of the Year – 4 Stories and Above

“[The] judges unanimously voted the Seattle Jackson project as Multi-Family Community of the Year for its cohesive, purpose- and mission-driven solution to downtown density’s connective, community-centered answer to urban sanctuary,” said the judges in a written statement. “[We] were taken in with the design’s intentionality, its cadence of small zones to expansive sweep of inclusiveness and intimacy, throughout the circulatory exterior and in interior spaces.”

Located in Seattle’s Central Area neighborhood, Jackson includes 532 apartments, retail, and a 25,000-square-foot Amazon Fresh. 107 units are reserved for working households whose incomes fall between 65% to 90% of area median incomes. The site is organized to provide significant landscaped open space, including a large public plaza and a mid-block open space aligned with a previously vacated street right-of-way. The 12,000-square-foot plaza offers space for celebrations and performances while the small retail spaces are designed to allow homegrown businesses to take root.

During the design phase, Vulcan Real Estate and Runberg conducted more than 100 community outreach meetings, open houses, and forums to carefully listen and respond to input from neighbors and local stakeholders. Community collaboration was the driving force behind the project’s design, said Brian Runberg, principal at Runberg Architecture Group.

“Jackson’s successful design embodies the many community voices that often contradicted the design review board directives,” Runberg said. “Thankfully, the unified community vision prevailed, reaffirming that our peers at the national level recognize and celebrate the success of this urban multifamily project.”

Jackson includes 107 units reserved for working households whose incomes fall between 65% to 90% of area median incomes, which the judges touted for the project offering a “missing middle” housing option in sync with inclusionary-zoning times.

“Our inclusive development approach at Jackson Apartments and our collaboration with Runberg Architecture Group has resulted in a beautiful, sustainably built project,” said Ada M. Healey, chief real estate officer at Vulcan Inc., “Not only has it added much needed affordable, workforce housing to the neighborhood, it has also attracted local businesses to its retail spaces, creating value for all.”

The project team includes Vulcan Real Estate (developer), Exxel Pacific (builder), Coughlin Porter Lundeen (civil engineer), Hewitt (landscape design), Vida Design (interior design), Ecotope (mechanical), Rushing (electrical), JRS Engineering (building envelope), A3 Acoustics (acoustics), and O’Brien360 (sustainability consultant).

The project is targeting LEED Platinum certification and Salmon Safe certification.

With this year’s two accolades, Runberg Architecture Group continues to be the leading Northwest representative in this national awards program. Since receiving its first Grand Award in 2006 for the Denny Park Apartments, the firm has received 21 Grand Awards and 26 Merit Awards for a total of 47 Gold Nugget Awards.

Now in its 58th year, the Pacific Coast Builders Conference Gold Nugget Awards is the largest and most prestigious competition of its kind in the nation. The Gold Nugget Awards recognize architectural design and planning excellence in community and home design, green-built housing, site planning, commercial, retail, mixed-use development and specialty housing categories.

Winners this year were chosen from 596 entries from around the world.
