

B45 is a mixed-use, 337-unit high-rise tower located steps away from the future University District light-rail station. On the ground floor, retail space will include a self-serve market hall and contemporary laundry mat open to both residents and the public. The building graciously sits on a raised plinth that provides community seating and a stage-like presence, echoing the historic Neptune Theatre across the street. Other neighbors include the Graduate Hotel, UW Tower, and 22-story tower development located one block west at 1200 NE 45th Street – also designed by Runberg.
The building’s internal organization is revealed in the expressed façade grid design. Each floor uniquely includes its own resident common space with a balcony overlooking Portage Bay to the south, reinforcing the expressive vertical composition. Each common space spans over two floors that allows residents to co-mingle with other floors. Units will consist primarily of small efficiency dwelling units (SEDUs), averaging 325 SF, providing an affordable, vertical housing option in one of Seattle’s densest neighborhoods.
