Gables 12th Place Apartments

Currently a business park with surface parking, Gables 12th Place Apartments is the first part of a multi-phase Master Development Plan. Later phases will include the development of adjacent parcels for Life Science Lab and office use as well as an additional multifamily residential property, creating opportunities for a vibrant mixed-use and walkable community. Situated to the southwest of the future Spring District/120th Station, it will also provide increased housing density within close proximity to public transit.

12th Place has several dynamic site constraints with the light rail line running along the western edge, a steep grade change, and an overpass to the south. The locations of the rail line and adjacent streets create a project where all facades are public facing. To address this the massing uses a mix of design choices to break up and define amenities and outdoor spaces to play into a push-pull of public vs private areas. The western portion incorporates a unique sawtooth design to add visual interest and maximize sun and light penetration into those units. Generous setbacks to the west and south create green-scaped buffer zones to mitigate excessive vehicular noise.
