Mt. Baker TOD

Located on the former University of Washington Laundry Site and King’s Hall, this multi-phase, four-building development will create a vibrant, transit-connected community featuring 431 units of affordable housing. Just steps from the Mount Baker Light Rail Station, the project is designed in line with the ideals of what Martin Luther King Jr. called a “beloved community”: a fostering of inclusivity, opportunity, and connection for all people.

The development prioritizes community needs and as such is anchored by a central public open space. The Rainier Valley Early Learning Center, created in partnership with the University of Washington, will serve as childcare and a training hub for early learning professionals.

Supporting local entrepreneurship, commercial space along 27th Ave will be dedicated to small, community serving businesses that reflect the neighborhood’s character. The project also prioritizes families, offering a high percentage of family-sized units, including four-bedroom units.

Rooted in years of community engagement and inspired by the area’s diverse history, this development will transform Mount Baker into a safer, more vibrant, and welcoming neighborhood for generations to come.
