Tower 305

Rising in the heart of Downtown Bellevue, Tower 305 will embody a refined, efficient, and sustainable approach to high-rise living. The design features a simple, slender form that optimizes unit layouts and creates a clean architectural expression. To soften the building’s bulk and scale, the tower massing is rotated, enhancing solar exposure and breaking down its perceived volume. This thoughtful orientation results in a dynamic tri-partite composition—base, middle, and top—each contributing to a cohesive whole.

At street level, the base is recessed to form a glass-lined public plaza, maximizing transparency to seamlessly connect indoor and outdoor spaces. The middle section carries a textured weight that grounds the tower in its urban context while the top shifts to a lighter expression, culminating in rooftop sky lounges and decks offering sweeping 360° views of Mt. Rainier, the Olympics, and Puget Sound. These amenities are enveloped by the highly glazed façade, creating a lantern-like beacon atop the skyline.

The project responds to Bellevue’s Interim Official Control Ordinance (IOC, Ordinance #6785), delivering approximately 25 affordable units and increased FAR. The project prioritizes sustainability and will pursue LEED Gold certification. Efficient floor plates, active ground-level uses, and a walkable location will complete this vibrant, live-work-play destination.
